According to a top official, developers of Dubai South expect a population boom over the next “two to three years” as the emirate’s new airport terminal takes shape. The master development’s residential section, which now has about 25,000 residents, is anticipated to grow to over a million when the airport opens.

Over the next ten years, the current Dubai airport will be “fully absorbed” by the Dh128 billion passenger terminal at Dubai World Central – Al Maktoum International (DWC). To meet this need, Dubai is constructing an airport city, or aerotropolis. Dubai South is already one of the top five regions in the emirate for demand for new constructions, according to Khaleej Times.

Demand for real estate in Dubai South has increased since the new passenger terminal at Al Maktoum International Airport was announced last year, Nabil Al Kindi, CEO of Dubai South Properties, told Khaleej Times. “There will be a greater demand for real estate in Dubai South as more job possibilities are generated in the region. With early investors anticipated to gain the most, this momentum will continue.

With mixed-use and residential neighbourhoods, the 145 sq km master plan is the largest in Dubai and focusses on the aviation and logistics industries. According to its website, its ecosystem will include a “multi-modal transport infrastructure connecting air, land, and sea” and provide up to 500,000 work opportunities.
