We recently had the privilege of having an insightful conversation with Rakhi Megchiani, Sales Director at Xperience Realty, whose reputation for trust, precision, and strategic insight has made her a standout figure in Dubai’s competitive real estate arena. Today, with 1.5B+ AED in sales and multiple Emaar distinctions, she stands as a research-led, RERA-certified advisor known for elevating client decisions with clarity and excellence.

Spark Behind the Journey

We started the interview by asking, “What first inspired you to pursue your current professional path or industry?”

Rakhi shared, “Although I was born and raised in Dubai my interest in real estate was sparked when I convinced my family to invest in Emaar Meadows. At the time, they trusted my vision, and seeing the returns on that investment was truly a game-changer. That experience opened my eyes to the power of strategic property investments, and that is when I knew this was the path I wanted to pursue. Since then, it’s been nothing but onwards and upwards for me.”

Triumphs at Career Trajectory

We further asked Rakhi Megchiani, “Can you share one major milestone or achievement that has been particularly meaningful in your career?”

“My greatest achievement has been the relationships I’ve built with my HNI / UHNI clients, investors, family offices, and the people they refer to me. I’ve always worked hard to build and manage their portfolios, and guiding them has been incredibly valuable. For me, a long-term relationship means so much more than any sale I’ve ever made. The trust and confidence they place in me to guide their investments is something I truly cherish and consider my greatest accomplishment,” she mentioned.

Navigating through Challenges

While challenging phases are a part of every journey, we asked Rakhi Megchiani to share the set of challenges she faced along her professional journey and how she overcame them.

She explained, “Real estate is a journey through waves, and during 20082014, and 2020 it was less about predicting the future and more about building the discipline to survive every kind of storm.

 During the 2008 & 2014 crises, I learned the real lesson: leverage is a fair-weather friend. Instead of chasing quick flips, I doubled down on fundamentals: location, end-user demand, and realistic rental yields. That shift still shapes the way I advise clients today.

 Then came 2020 and COVID-19, a crisis that was as human as it was economic. Everything stopped. What helped me stay steady was communication and adaptability. I shifted everything online, focused on educating & I encouraged my clients to see this period as an opportunity. Dubai’s strong rebound, driven by demand for larger spaces and better communities, proved that resilience right.

Across all three cycles, one principle has stayed with me: we don’t control the market, but we do control how we behave in it. My role today is to stay calm when the market is loud, objective when emotions rise, and focused on generational wealth.

Envisioning the Future

To learn more about the plans Rakhi Megchiani has for her field, we requested her to share the same.

Rakhi responded, “I trust the next chapter because I know the author, and I’m excited to continue helping my clients. My focus will remain on managing their portfolios, guiding them through the shifting market landscape, and identifying investments with the highest growth potential. I’ll also be advising them on their exit strategies.

 For new clients, my goal is simple: to ensure they make informed decisions, whether it’s for investment or personal use, by securing the right property in the right location at the right time.

 Ultimately, my next chapter is about guiding both my current and future clients, helping them make the smart decisions that build lasting wealth.”
