In the first nine months of 2026, Aldar Group reported a net profit after tax of Dhs7.1 billion, up 19% year over year (YoY), while earnings per share increased 20% YoY to Dhs0.77 due to backlog conversion and steady earnings from a portfolio of diversified investment properties. Through new acquisitions and finished projects, such as the Emirates Snack Foods cold storage facility and Phase 1 of the Grade A logistics center at National Industries Park in Dubai, Aldar Investment AUM increased to Dhs57 billion.

With recent acquisitions and finished develop-to-hold (d-hold) assets broadening its recurring-income base, the company’s adjusted earnings before interest, taxes, depreciation, and amortisation (EBITDA) climbed by 21% year over year to Dhs2.8 billion. After Dhs6.6 billion in new projects announced since the start of the year, the d-hold pipeline, which supports future income growth, was valued at Dhs21.3 billion. Through the joint venture formed in 2024, Aldar and Mubadala paid Dhs918 million in Q3 for the nearly entirely inhabited Masdar City Square.

Aldar and Arada established a strategic agreement in September that would result in the sale of land parcels on Yas Island to Arada and Dhs11 billion in development potential for the Aldar-Arada joint venture in Seih Al Sedeirah. Aldar made its first real estate investment in Sharjah in October when it consented to the Dhs1.1 billion upfront purchase of over 1,100 residential units at Arada’s Aljada complex. After $2 billion in hybrid issuances in Q1 and the conclusion of a Dhs5 billion sustainability-linked revolving syndicated credit facility in Q2, Aldar benefited from robust funding access and financial flexibility. At the conclusion of Q3, group liquidity was Dhs38.2 billion.
